Tenant Fees:
In addition to the rent you pay there are other Tenant charges which are listed below for your information:
New Assured Shorthold Tenancies (AST) signed after 1st June 2019. An AST in most instances is an agreement where the annual rent is less than £100,000 per annum, the tenant is an individual and is using the property as their main home:
Holding deposit – 1 weeks rent
Security Deposit for rent up to £50,000 per annum equivalent to 5 weeks rent
Security Deposit for rent between £50,000 and £100,000 per annum equivalent to 6 weeks rent
Unpaid rent – interest at 3% above the Bank of England base rate from rent due date until paid
Lost keys – tenants are liable for the actual cost of replacing any lost keys including replacing locks if necessary
Utilities – In most instances gas, water, electricity, council tax, broadband and telephone providers charges will be borne by the tenant
Contents insurance (for your own personal belongings)
Non Housing Act & Company Tenancy Agreements. These tenancies usually apply where the rent is in excess of £100,000 per annum or where the lease is signed in an occupier's company or employer's name:
Administration fee - £240 inc VAT (this includes Tenancy Agreement fee and referencing fee)
Additional reference fee - £48 inc VAT per person
Guarantor reference fee - £48 inc VAT per person
Reservation fee - equivalent to 2 weeks rent which is deducted from the final balance of the total amount prior to the start of the tenancy
Unpaid rent – interest at 3% above the Bank of England base rate from rent due date until paid
Deposit - equivalent to 6 weeks rent
Pet Deposit (if applicable) - normally an additional 2 weeks rent (in addition to the 6 weeks deposit)
Utilities (Gas, Electricity, Water & Phone)
Council Tax
Satellite TV subscription and installation if permitted/applicable)
Broadband
Contents insurance (for your own personal belongings)
Tenancy Agreement amendment fee - £120 inc VAT
Tenancy Renewal fee (contract negotiation) - £120 inc VAT
Banham Key cutting - If additional keys are required throughout the tenancy, this will be charged at £90 inc VAT and an additional £17 per key required
Inventory check out fee - dependent on the size and the furnishing of the property. Minimum charge of £150 inc VAT
Professional clean - dependent on the size and furnishing of the property. Minimum charge of £150 inc VAT
Future Landlord reference fee - £60 inc VAT per person
